Planned Unit Development (PUD) documents for Southview were recorded with Lane County on the 30th of September, 1983. The first home was built in 1988 and, since that time, construction has been completed on 23 additional homes. When fully built out, the neighborhood will have a maximum of 29 homes.
Each home has its own septic system, with full approval for currently vacant lots already granted through Lane County. The soil at Southview is well suited for such systems, and no one has ever had a problem.
Police protection is provided by both the Lane County Sheriff’s Office and the Oregon State Patrol. Although we’ve never had occasion to call on either department for an emergency response, we do see their representatives periodically, driving through the neighborhood and familiarizing themselves with our area.
Fire protection is provided by Siuslaw Valley Fire & Rescue. Although we’ve never had occasion to call on their emergency services either, they’re within the allowed response time for homeowner’s insurance policies. We have a system of hydrants installed should there be a need to fight a fire here, and as a side note, our water supply is so consistent that, when a fire occurs somewhere else in the area, Siuslaw Valley always use our hydrants to fill their tankers!
Speaking of water supply, Southview enjoys a crystal clear drinking water supply. Our well easily delivers 45 gallons-per-minute to our 69,000 gallon tank at the top of our hill. We use no fluorides or other additives, and yet our water tests pure and clear every three months. We own the water rights for our PUD, and currently, water users at Southview pay no fees for the water they use, regardless of amount.
The neighborhood is governed by a Homeowner’s Association that enforces legally adopted CC&Rs and By-Laws. The seven-member Board of Directors volunteer their time to make Southview a stunning place to live, and the neighborhood enjoys periodic get-togethers such as Fourth of July and Christmas parties.
We have a gated entrance, with the current gate system just installed - with state-of-the-art equipment and a very decorative gate! – in 2004.
